Small Scale Developer Accelerator Program

The Bridge to Action small scale developer accelerator program is designed to equip individuals with the resources and guidance needed to independently start or scale on their real estate development journey. We take cohorts through interactive workshops, share educational resources, and connect them to lending partners and professionals centered around a shared project.

Building an ecosystem of aligned developers builds capacity for a master planned scattered site strategy to provide a variety of missing middle housing & commercial options.

Program Highlights

  • Learn to develop missing middle housing (duplex, quad, small apt, & neighborhood scale commercial)

  • Connect with vetted professionals and vendors for future projects

  • Become a council development partner to tap into capital & partnership opportunities

  • Earn 6-15% relatively risk free while you learn

Program Eligibility & Requirements

  • Neighborhood developer supporter (discount on app fee for existing members)

  • $199 Application fee (includes 1 year membership)

  • Houston resident

  • No experience necessary

  • Min. investment capital required. Held in escrow until project starts. Development partner contributing land, cohort if contributing soft costs

  • Attend at least 70% of classes, workshops, and/or site visits. Will participate in decision making, not final decisions.

Cohorts are taken through 8 educational modules over 9 months supplemented with site visits and social gatherings.

2025-2026 Application Deadline November 24, 2025

Upon completion, selected applicants can expect the following :

  1. Notification of receipt of submission

  2. Program coordinators schedule interview

  3. Notice of acceptance

  4. 48 hours to pay application fee

  5. 2 weeks to deposit program investment
